Is the concession subject to any repayment if the lease ends early?
Good question! You are responsible for the full term of your lease which you sign as a legal contract.
I'm arranging a $100,000 liability policy now. Should Wingate Apartments, LLC be listed as "additional interest" And what proof do you need before move-in?

I toured the apartment with hardwood floors, the carpeting requirement in Section 6.C is very specific in the lease. Since floor covering is a building requirement for noise control rather than something I am requesting, I would ask that Wingate supply and install the rugs and padding needed to satisfy 6.C in the living room, bedroom and hallway before move-in, as landlord property that stays with the unit. I do not want to install wall-to-wall carpet or put tackless strips or staples into the hardwood. Could you confirm the arrangement in writing before I sign?
With regard to carpeting, we require area rugs to protect the hardwood floors and reduce noise. The lease states in paragraph 6C, you will cover at least 80% of the rooms within 30 days. I cannot put in writing that it is okay not to do that. What I will tell you is that with proper care you can maintain the floors and avoid damage.
Our hardwood floors are quite attractive, and we understand the desire to decorate without additional carpeting. However, you will need to put something under your chairs and any furniture that may scratch the floor. Heavy traffic areas can also be damaged by shoes. Please consider this when moving your personal items in and out of the apartment. Most importantly, you want to be sure to avoid charges for damages upon vacating.
Dehumidifier
Given the humidity requirement in Section 6.M, I would like written approval to use a small dehumidifier.

Yes. Our maintenance staff and contractors remove snow from porches, sidewalks, and parking areas.

Yes, we have Specials on select one-bedroom apartments! Prices vary according to upgrades and availability and are based on a 12-month lease.
Do you offer short-term leases?
A short-term lease, no less than six-months, is available on select one-bedroom apartments for an additional $100. monthly due to the rent (before specials/discount).
What is your pet policy?
We love our pets, however Our Pet Policy allows Cats for a fee, no dogs permitted.
What do I need to qualify?
All applicants must provide: Proof of photo ID and sufficient income, good credit and clean background to qualify. The application fee is $50 for each adult and we require a $250 minimum deposit, to hold the apartment while the application is processing. Check or money orders must be made out to Wingate Apartments LLC.
