Yes. Our application fee is the standard NJ application fee of $50, is non-refundable (per applicant over 18 years of age). In addition to an application fee, a separate payment of $250.00 (personal check or money order) must be submitted to the Leasing Office to secure the apartment. The $250.00 reservation fee will be applied to your security deposit.

What if I apply and am denied?
If you are denied for credit, your $250.00 reservation fee will be refunded (this is why we ask for 2, separate payments). The non-refundable application fee will not be refunded.
What if I change my mind. I can the $250.00 check be returned to me?
If we have held the apartment for you and you are approved, we cannot refund the $250.00 deposit after 24 hours as the apartment could have been rented to someone else.
Do you allow dogs? What about small dogs?
We are a cat-friendly community. We allow a maximum of 2 cats per household at $25.00 per month and a 1-time, $250.00, non-refundable pet fee.
What does my credit score need to be to rent here?
Credit approval is not based solely on credit score. A FICO® Score is a three-digit number, ranging from 300 to 850, developed by the Fair Isaac Corporation (FICO). It is calculated using your credit report data. It is a combined score and assessed by 3, major credit screening companies -- Experian, TransUnion and Equifax.
- A FICO Score measures several aspects of your credit report, including:
- whether you've paid on time (payment history); how much of your available credit is being used (amounts owed; charge offs).
- how long you've had credit (length of credit history).
- What types of credit you have (credit mix) / DTI (Debt-to-Income ratio).
- Recent credit inquiries (new credit).
What if I have a bankruptcy or eviction on my credit report?
We will consider a bankruptcy if it has been discharged.
Eviction on your credit screening would be a cause for concern and deemed ‘denied’.
Is it reserved parking?
We offer open parking; 1 parking spot per leaseholder with a maximum of 2 per household. We ask that if you have more than 1 vehicle, park the other vehicle and any guest vehicles across closest to the island. We do not allow commercial vehicles.
Do the apartments have W&Ds?
Most apt homes come installed with in-unit laundry with a $75.00 additional fee already factored into your quote. For a lower price point, we have available 6 building on the premises with laundry facilities at a nominal cost per load.
How much is it to wash a load of laundry? Dry?
Our partner, Spin Cycle, charges $2.30 per wash load and $2.10 per dry load. Our laundry rooms are cleaned 3x per week.
What if I must end my lease early?
You must provide 30-day notice, in writing, if you are not intending to your lease on the 1st of the month.
If you are a resident for 1 year or longer and terminate your lease at any point during your lease term, you must give 2, full calendar months (on the 1st of the month) with a half month termination fee. The termination fee is added and must be paid immediately (to avoid any late fee).
Can 4 occupants rent a 1 BR?
In Hamilton Township, 3 persons may occupy a 1 bedroom regardless of age.
You may have up to 5 occupants in a 2 bedroom however.
